Routine and non-routine maintenance
responsibilities
are described in great detail
in BBHA's Mutual Help Maintenance Policy and Program, an 11 page document you received when you became a BBHA homebuyer. Much of it deals with matters other than maintenance, but four entire pages detail specific items for which you, the homebuyer, agreed to be responsible.

On page 2 you agreed to take care of "the repair and/or replacement of all items, interior and exterior, including but not limited to the folowing:

Interior: Painting, plumbing, fixtures, pipes, valves, traps, heat tapes and plumbing insulation; electrical main panel, brreakers, circuits, light fixtures and bulbs, switches, outlets, cover plates, ventitaling fans and smoke detectors; heating equipment duch as boilers, circulating pumps, valves, controls, air filters, grills, oil space heaters, burners, motors, fuel oil pumps, fuel filters, fuel pipes and valves, wood stoves, floor and wall heat shields, chimneys and connectors and chimney cleaning, flooring, paneling, wall board, ceilings, doors, locks and hinges, cabinet hardware, such as drawer slides, hinges, catches, pulls, etc.; and bathroom holder, soap receptacle, medincine cabinet and mirror, range and oven, refrigerator, freezer and domestic water heater, attic and crawlspace insulation."

And that's just inside your home.
